Hinton Oaks Industrial Park reached out to Southern Outdoor Restoration in early 2025 for a spot cleaning. By the end of the year, however, the property managers were concerned about the thermoplastic polyolefin (TPO) roofs of their buildings. The roofs are meant to be white to reflect sunlight and maintain energy efficiency, but in only three years they’d been stained black by exhaust grease.

SOR performed a full debris removal and soft wash cleaning of TPO roofs during the day, as wintry conditions prevented roof access at night. Technicians wearing harnesses used roof hatches and followed rooftop safety protocols throughout the entire cleaning. The cleaning restored reflectivity, improved drainage and removed organic build-up, dirt and surface contaminants.

The entire experience was an eye-opener for the property manager. They’ve now commissioned SOR for more regular spot cleaning and a full cleaning every two years.
